Falah Tabahi talks about investing in BELIZE
Falah Tabahi is an entrepreneur known for his success with Pita Inn, a Middle Eastern restaurant chain native to the Chicago area. Mr. Tabani, an all-around business man, knows all too well the value of a much-needed vacation and savvy investments. It was while taking time from his busy schedule that he saw something special in Belize when he first visited 11 years ago.
Since then his keen business eye has been set on the Jewel. His new development, “Falah del Mar” is the result of the unforgettable first impression he had of the country. A country that he admittedly has fallen in love with. CC+L had the opportunity to have a one-on-one with Mr. Tabani and here’s what he said:
CC+L: Why did you choose to invest in Belize?
FT: When I first visited Belize I realized that it had unlimited investment potential. I have never come across anywhere that has as much to offer as Belize. It is English speaking; it has the second largest Barrier Reef in the world, the highest concentration of Maya Ruins in Central America, has an abundance of nature and wildlife and is essentially untouched. There is a good legal system, foreigners can own property and there is no capital gains tax. Do I need to go on?!
“As I started discovering more parts of the country I was stunned by the abundance of nature and how few inhabitants there were. I couldn’t believe how underdeveloped it was and why it was not one of the world’s top tourist destinations. It certainly felt like it had the potential to be in that position.”
I met so many friendly people who were warm and genuine and who were keen to work. My belief is that if people like me were to invest in the country then we could help create jobs. As a businessman, I love employing people and in somewhere like Belize, where people often support a much wider family than in the United States, it is all the more rewarding being able to provide people with jobs.
Ten years later, I have discovered that there is even more potential than the country had before.
Falah del Mar – The Development
Falah Del Mar is a stunning collection of oceanfront residences set on the beautiful Placencia peninsula.
Condos range from studios through to three bedroom penthouses. One of the unique aspects of the development is that every single unit has a balcony or terrace with ocean views.
All units also have floor to ceiling sliding glass doors throughout, superbly blending indoor and outdoor living areas.
Some of the exclusive penthouse units also have stunning rooftop terraces, offering incredible additional outdoor living areas with private pools and amazing views of the Caribbean Sea and the beautiful Mayan Mountains and sunsets to the West.
CC+L: Falah means success, what do you hope to achieve with this new project?
FT: My main goal is to make people happy. I want to make each of them feel special so that they keep coming back to me – which they do.
I want to create something – a destination, where the experiences that people have are truly unique. Putting what I have learned in Belize over the past ten years into creating something that myself and my children will be proud of for years to come.
CC+L: Being in Business for some time, What are your predictions for the real estate market in Belize?
FT: I believe if people make the right investment now, the potential for growth in real estate prices over the next five years is very strong. People must, however, be careful where and how they invest. There are some excellent and exciting projects in Belize, but there are some that may never properly get off the ground. I always tend to prefer smaller projects as they have a higher chance of being more successful and fewer risk of delays etc. Unless you are going to move to Belize full time, you need to ensure that the right team of people is going to deliver what you are buying into. Aside from the fact that I think property prices in Belize are going to go up, Belize is simply a stunning place to be.
CC+L: Would you advise others to invest in Belize? – Why?
FT: Yes, without question. If you are looking for a retirement location, then I don’t think there are anywhere within 3 hours of many major US cities that offer as much as Belize does at such good value. There are countries in Central America that are cheaper but English is not the first language and the laws and regulations are so different. I would not want to take the risk elsewhere. You can retire to Belize with $150,000 and live comfortably with your pension and still easily visit your loved ones who are more likely to want to come and visit you!
