Could Residential Resorts in the Caribbean be the next Real Estate Boom?

For guests and purchasers alike, experts are predicting that residential resorts could be the next top choice for the Caribbean — Belize included. Besides tourism and real estate, residential resorts offer “a good quality-of-life investment that still offers security and returns” mainly due to “current fluctuations in the stock market and low-interest rates,” says Stan Hartling, owner, and CEO of The Hartling Group in Turks & Caicos. Unlike a conventional hotel model that can only be valued on its capitalized income, the residential resort model has an advantage in that the value of the room product is not solely linked to its financial performance. Not to mention, buyers also have an incremental implied value in personal use, which does not exist in a pure hotel-only investment platform. So what does that mean for Belize? Well, there are a few popping up to keep an eye on — including Margaritaville Beach Villa Resort Belize — amongst others.

For starters, residential resort models make it a lot more economically viable in destinations (Belize included) that have higher operating and development costs. Not to mention, there’s a much higher investment per key because of its underlying real estate-based valuation.

So how does an investor’s interest in a Caribbean destination coincide with a traveler’s desire to visit? Laidback and sincere, Belize welcomes all visitors alike. Belize will launch several new resorts in 2021, including new luxury and branded properties, with many on Ambergris Caye. The coastal town of San Pedro is renowned for its wide variety of resorts and hotels, alongside lively beach bars and restaurants. In 2020, Ambergris Caye was voted the 4th Best Island in Central America by Condé Nast Traveler.

Wyndham Grand Belize – Ambergris Caye

Being the first of its kind for the brand in Belize, the Wyndham Grand Belize offers investors 5-star luxury living opportunities in Belize. Each luxury condominium is individually-owned; the entire Belize resort is managed by Wyndham Grand on behalf of each investor. The one- to three-bedroom condos are booked through the Wyndham reservation system, luring guests from a roster of more than 75 million members, taking advantage of one of the largest rewards programs in the world.

Inspired by the unique waterways of Venice, 330 feet of beachfront property hosts the one-of-a-kind luxury resort. Scheduled to open in late 2021, the Margaritaville Resort Belize will be the brand’s first Belize property, located on Ambergris Caye. The property’s 71 condo-style residences feature a beach sports center, two pools, and famous Margaritaville eateries. Plus, a 400-ft private pier.

Belize Marriott Ambergris Caye Resort & Residences – Ambergris Caye

The Belize Marriott Ambergris Caye Resort & Residences is slated to launch in December 2021 as a 203-room oceanfront resort within walking distance of the resort town of San Pedro. Individually selected homes are available for private purchase, ranging from US$319,900 to US$899,900.

Four Seasons Resort and Residences – Caye Chapel

The Four Seasons Resort and Residences Caye Chapel is aiming for a 2021 launch date, as reported by Travel Pulse. Although construction has not started, the 280-acre private island is slated to be Four Seasons’ first Belize resort. Additionally, the resort’s current design shows 50 private estates, 35 residences, and 100 guest rooms and suites. Blueprints also feature an 18-hole Greg Norman-designed golf course and conservation institute founded by explorer Fabien Cousteau.
