Boasting its own beachfront that complements a live-work-play component, the 11.4-acre Villas at CocoPlum will feature 100 condominiums that offer guests far more than just its one-of-a-kind address on the Placencia Peninsula. Besides being a third of the gated master-planned community at Naia—the boutique 5-star Naia Resort & Spa stands adjacent to the 110-home site of Naia Residences—the Villas at CocoPlum offer a tight-knit sense of community, in luxury.
Currently, the Villas at CocoPlum hosts 13 completed units on the Placencia Peninsula at Mile 17 and a half, just South of Maya Beach in Southern Belize. With 87 more units on the way, the locale is set to add the main resort building and a second pool, all under Naia’s strict construction and quality codes. Fun fact: the low-density development benefits from over 50% of the 224 acres as green space, which means privacy is paramount. So much so, the development isn’t even visible from the highway—it is only after a gated entrance that your POV opens up to Placencia’s premier condo development laid out ahead of you.
About The CocoPlum Community
First, let’s orient ourselves to Placencia Village: a once-sleepy fishing town on the southeastern coast of Belize. Today, the beach-holiday strip continues to divide the Caribbean Sea from the Placencia Lagoon. Simultaneously, Placencia also grows at its own pace in tourism and hospitality. Jutting out from the Southern Highway as a narrow peninsula, Placencia’s coastline is peppered with brown-sugar-like sandy beaches, traditional Garifuna settlements, and mini resort towns.

With inland adventures just a short jaunt away and pristine offshore islands of the southern Belize Barrier Reef easily accessible by boat, Placencia’s popularity is booming.

Though the hub of activity in Placencia Village is a short 15-minute drive away from The Villas at CocoPlum, all guests have direct access to Naia Resort and Spa‘s two restaurants, fitness center, yoga studio, and the largest spa in Belize—all the ingredients for the good life in an idyllic tropical setting. And quite literally, right in your backyard.
What’s To Come
With the 83 new units—to be completed in stages—guests can count on an exclusive concierge; onsite pickleball courts; complimentary eBikes to move around with; and walk-in ready keys to what’s expected to be the biggest rental resort on the Peninsula.
“A rental set-up with management allows your condo to go into the guest pool. However, it’s all about the community we’re building together too,” says developer Boris Mannsfeld.
Coupled with 500 feet of private beachfront access and a private 200-foot pier, the 11-acre Villas at CocoPlum will offer a total finished 100 units across a slew of villas, pricing 2-, 3-, and 4-bedroom units starting at $660,000 USD to $1.4 million USD for a penthouse. In the current phase as of October 2022, 4-bedroom and 3-bedroom units on the water’s edge are set to debut next.
“As new developments continue to reshape the greater area,” Mannsfeld continued, “the surrounding areas and premier developments such as the Villas at CocoPlum are positioned to continue capturing and supporting this growth.”
